James Island Neighborhood Guide: Markets Statistics, Things to Do, and More

James Island is a town within Charleston County located southwest of Downtown. Nestled amongst the deep blue waters of the Charleston Harbor and the meandering Stono and Folly Rivers, James Island boasts scenic marsh views and a plethora of majestic trees. Once covered in farmland, James Island is now primarily a residential community that has somehow managed to protect that small-town feel its residents and visitors know and enjoy.


James Island is only a short drive away from downtown, and the area offers quite a bit in terms of housing. Single family homes range from large, elevated new construction homes to smaller and older ranch homes with lots of character. A wide array of townhouses and condos also provide options for all lifestyles.

Not only is James Island a convenient and more affordable alternative to downtown Charleston, the area also has plenty of options for entertainment. Whether you're looking for a nature walk, a beach bar, or dinner and a movie, James Island has you covered.

  • The Terrace Theater - Locally owned movie theater with amazing snacks (including beer and wine), board games while you’re waiting, and comfy seats. Check out upcoming showtimes.

  • Folly Beach - Your quintessential beach community with a funky vibe. Check out all of the shops, restaurants, bars, the Folly Beach Pier. Public Parking is available.

  • James Island County Park - Miles of trails for walking and biking, a large dog park, waterpark, kayak and bike rentals, disc golf, and campground. Check here to learn more about what the county park offers. 

  • Mcleod Plantation - A 37-acre Gullah/Geechee heritage site that has been carefully preserved. The grounds include a riverside outdoor pavilion, a sweeping oak allée, and the McLeod Oak, which is thought to be more than 600 years old.

  • Wappoo boat ramp - Located on the Wappoo river which separates James Island and West Ashley. Perfect for anyone looking for close access to Charleston Harbor.

  • Bohemian Bull - Numerous craft beers and bourbons, great burgers, and large outdoor area perfect for kids.

  • The Pour House - A homegrown, independently operated music venue. Check here for upcoming shows.

  • Low Life Bar - Open air with a beachy vibe, this local spot offers creative cocktails and unpretentious yet impressive food.

  • Bowens Island Restaurant - Famous for its locally harvested oysters, fried shrimp, hushpuppies, Frogmore stew, cold beer, and its undisturbed view of the river, marshes, islands, and wildlife.
